Joint venture between EverHome and Linkvest Capital advances 461-lot community under contract with Dream Finders Homes
WINTER GARDEN, Fla. (July 8, 2026) — Milenio, a joint venture between EverHome (formerly Cymbel Properties) and Linkvest Capital, has secured a $22 million refinancing for BB Grove South, a 119-acre, 461-lot residential development in the Horizon West master-planned community of Winter Garden, Florida. The loan was originated by LV Lending, the private lending affiliate of Linkvest Capital, and refinances an existing loan from PIMCO. The transaction closed on July 7, 2026.
Located at the intersection of Grove Blossom Way and Avalon Road, the community includes 307 single-family lots and 154 townhome lots. Dream Finders Homes, one of the nation’s fastest-growing publicly traded homebuilders, is under contract to acquire all completed lots upon delivery.

Milenio acquired the property for approximately $28 million in December 2021 as raw, unentitled land and has since transformed the site into a fully entitled residential community through extensive planning, engineering, permitting and horizontal development efforts.
To date, more than $63.7 million has been invested in land acquisition, development and infrastructure improvements. Phase I of the project was completed on March 31, 2026, resulting in the delivery of 204 fully developed residential lots to Dream Finders Homes.
Phase II is currently underway, with site clearing completed, earthwork in progress, water and sewer infrastructure installation underway, and electrical design nearing completion. Delivery is slated for August 2027. Upon completion of horizontal development, the finished-lot community is expected to achieve a value of approximately $100 million.
